OUR CONDITIONS / FEES (as at 08. July 2010)
If you find an apartment or house through MR. LODGE we will charge a commission fee based on the following conditions:
The commission fee is 1.5 monthly rents + VAT 19%. Only in case of a successful conclusion of a lease is the commission due for payment.
Should the tenancy be shorter than 9 months MR. LODGE will concede a voluntary scale of commission fee according to the chart below. The aggregate sum of 1.5 monthly rents will remain and will be claimed in case of an extension of the tenancy. Thus you will have to pay a commission fee to MR. LODGE of a maximum of 150% of one month rent (+ VAT 19%) if the tenancy is 9 months or longer.

The commission fee should be paid within 14 days of receipt of the invoice. Any other arrangements must be agreed with MR. LODGE. An invoice will be sent as soon as an oral or written rental contract is agreed to. Payment can be made by credit card, bank transfer, check or cash.
Further conditions:
1. MR. LODGE will supply the customer - either orally or in writing - with offers of rental properties which were previously unknown to him. Should the customer already have knowledge of an offer he must inform MR. LODGE immediately and if requested provide proof of his previous knowledge.
2. All offers from MR. LODGE must be treated confidentially. If this confidentiality is breached the customer is liable to MR. LODGE for the commission fee which would have been due.
3. MR. LODGE merely provides information about accomodation and the possibility of a rental contract. The obligations of the rental contract are solely the obligation of the client and the landlord. MR. LODGE cannot be held responsible to any of the parties for a violation or breach of the rental contract.
4. The finalisation of an oral or written rental contract for one of the offers given the client must be reported to MR. LODGE immediately, at the latest within 24 hours.
5. The commission is based on the monthly rent given by the landlord in our offer, plus possible specials like garage, parking space, internet flatrate. Unconsidered are the utilities already stated in the offer of the landlord.
6. In case of a successfull conclusion of a lease the commission fee is 1.5 monthly rent plus VAT (150% of one month´s rent plus 19% VAT = 178% of one month´s rent). Should the tenancy be shorter than 9 months MR. LODGE will charge a voluntary scale of commission fee according to the chart above. The aggregate sum of 1.5 month´s rent remains. Further rates i.e. outstanding amount of commission fee will be invoiced by MR. LODGE according to the commission fee chart, should the tenancy be extended
7. No claims can be made against MR. LODGE in the case of an early termination of the rental contract. The full commission fee remains due according to the originally agreed rental contract. The commission fee will only be returned if the rental contract was terminated early because the landlord is proved not to have, or not to have been able to, fulfill his obligations under the terms of the rental contract.
8. By using our services you are entering into a contract with us and agree to abide by our conditions of service.
9. In all other cases statutory provisions apply.
