How do I receive offers?

  • Registration for private customers
    You can register online or per fax. Please fill out the form in as much detail as possible. Especially important are the rental period (from - to), maximum rent, telephone and fax numbers, e-mail addresses and full details of your employer.
  • Registration for companies
    Companies can register online as well as directly per telephone at +49 89 3408230 or per fax.
  • First offers
    Once you are registered with us we will e-mail (or fax) you accomodation offers matching your requirements which include the postal address, the contact details of the landlord and a detailed description of the accomodation.
  • Further offers
    You can receive further offers or more detailed information on request (e-mail or phone). We will, of course, try to send you any new offers which may be of interest to you as soon as they come in.
  • Look for new offers yourself
    On the "current offers" page, which is updated daily, you can see which offers are currently available. If you see an interesting offer, which you have not yet received from us we will be glad to send you further details. Just give us the appropriate offer number.

Questions about the registration

  • Private costumers can immediately register online or per fax.
  • Companies can register online as well as per telephone at +49 89 3408230.
  • Please fill out the registration form in as much detail as possible: Give us as many telephone and fax numbers as you can, as well as the time period for which you require the accomodation (from dd.mm.yy - to dd.mm.yy) and the maximum rent you are willing to pay. We cannot accept your registration without the full name and address of your employer.
  • If you have not heard from us within 1 workday please get in touch with us to be sure we have received your registration form.
  • By using our services you are entering into a contract with us and agree to abide by our conditions of service.
  • Please remember that offers tend to come in on very short notice. Usually most offers come in 1-2 weeks before the rental period. Prior to that we will only have few or possibly no matching offers at all.

Questions about the rent

  • Price range
    The cost of renting a furnished apartment varies depending on the size, location and features of the property. You will have to count on the following range of prices (extra costs incl.):
    studio:                             750 to 1.500 Euro

    1 bedroom apartment: 1.000 to 2.000 Euro

    2 bedroom apartment: 1.500 to 4.000 Euro

    3 bedroom apartment: 2.000 to 5.000 Euro

    house:                             2.500 to 10.000 Euro
  • Please keep in mind that single offers are not rentable by an unlimited number of tenants and that luxurious or exclusive objects may deviate from the above price range.
  • All inclusive rent
    The rent advertised by Mr. Lodge usually includes all extra costs. The reason for this is simply that it's very difficult for a landlord to seperate the various extra costs for a rental period of only 6-12 months (or even less). However, in some cases you will have to count on having to pay some extra costs seperately, e.g. electricity, internet, cable TV or an optionally rentable underground parking lot.

Questions about the offers

  • Rental period
    The stated rental period is binding. For example, if an apartment is offered from 01.06, it can't be rented before and not considerably later. By mutual agreement and as an exception, a rental period can be postponed up to 2 weeks. As a rule, this is possible for a minimum rental period of 6 months only. The rental period cannot be extended, if an end date is specified. For a variable rental period, minor deviations may be open for negotiation with the landlord.
  • Number of tenants
    Landlords generally have a clear opinion of how many tenants can stay in their apartment - also the furnishing sets limits. Here is a guideline for the number of tenants:
    studio:                             1 person
    1 bedroom apartment: 2 persons or 1 couple
    2 bedroom apartment: 3 persons or 1 couple + 1 child
    et cetera

What does Mr. Lodge charge?

  • The commission fee is 1.5 monthly rents + VAT 19%. Only in case of a successful conclusion of a lease is the commission due for payment.
    Should the tenancy be shorter than 9 months Mr. Lodge will concede a voluntary scale of commission fee according to the chart below. The aggregate sum of 1.5 monthly rents will remain and will be claimed in case of an extension of the tenancy. Thus you will have to pay a commission fee to Mr. Lodge of a maximum of 150% of one month rent (+ VAT 19%) if the tenancy is 9 months or longer (more information in Terms & Privacy).

  • If we don´t succeed in finding accommodation for you, you won't have to pay anything!
  • Unless otherwise arranged, services during your tenancy are free of charge.

Questions about the viewing

  • Online viewing
    You can view all our apartments online at any time. High quality photos and videos of the apartments and the surrounding areas as well as additional details are available for every offer.
  • On-site viewing
    Should you wish to view an object on-site please tell your contact of our costumer service. If the apartment is rented, an appointment will be arranged with the current tenant. If the apartment is already vacant, appointments on short notice are usually available.
    Please keep in mind that in most cases the apartment will be rented out to the first prospective client to give a binding statement. Therefore we advise you not to arrange the appointments to late, so that the desired offer will not be rented out in the meantime.

Questions about the rental contract

  • Finalising a rental contract
    The rental contract is made between the landlord and the tenant. In most cases Mr. Lodge will draw up the contract in consultation with the landlord and the tenant and forward the contract to both parties for signing.
  • Rental period
    If a fixed period is agreed upon, e.g. for 3 months, then this is binding for both sides. For longer rental periods you can end the tenancy with 3 months notice to the end of the month. This is usually not suitable for most tenants. We would therefore recommend that the contract includes a clause allowing the tenant after the first 6 months to give one months notice to the end of the month. Otherwise we will try in consultation with the landlord and the tenant to find a new tenant. Please discuss these details with us before you finalise a contract.
  • premature dismissal of a contract
    "I signed a contract for a period of 1 year, because the landlord will need the apartment for himself (personal need). There is no cancellation period set in the contract. Can I withdraw from the contract?".
    No. You can only terminate the agreement by mutual consent. A contract should not be drafted with these conditions. We advise you to always include a clause that either lets you withdraw within 1 month to the end of the month, or at least after 6 months.

Questions about the deposit for a furnished apartment or house

The deposit is a safety measure for the landlord, in case of any damage caused by the tenant.

  • How much is the deposit?
    For apartments rented through us the deposit is usually 2 month's rent including the extra costs. The legal maximum deposit is 3 month's rent.
  • How do I pay the deposit?
    Usually the landlord and the tenant try to find the simplest most efficient method for them, since it is only a temporary rental and the tenant often wants to move in on the same day. Usually the money is paid directly into the landlord's bank account. The landlord has to deposit it secure of insolvency and has to show proof of that on request. For longer rental periods (over 1 year) it is possible to put the deposit into a savings account - please refer to your bank - or place it as a banker guarantee. However the landlord will not always agree to a bankers guarantee, as getting compensation for damages at the end of the tenancy is more difficult.
  • When will the deposit be returned?
    Usually the deposit is transfered to the bank account of your choice within 2 weeks after the return of the apartment. The transfer can be delayed if there are damages to be taken care of or bills outstanding. Legally the landlord must return the deposit as soon as possible if there are no outstanding bills or unaccounted for damage. It is important to us that the landlord returns your deposit quickly and correctly. For questions or problems please appeal to your appointed member of our costumer service immediately.
  • Interest on your deposit?
    If the deposit is in a savings account you will currently (2011) get < 1.0 % interest pro annum. You have a right to this amount of interest even if the deposit was paid into the landlords account. The respective rate of interest applies of savings with a 3 month cancellation period.

Questions about the payment of rent, deposit and comission fees

  • Payment of the deposit
    The deposit has to be paid before the handover of the key. It can be transfered cash during the handover or via bank transfer to the bank account of the landlord stated in the rental contract, unless another agreement has been made (cp. Deposit).
  • Payment of the rent
    The rent musst be transfered on time to the landlord's bank account stated in the rental contract. Payment via credit card is NOT an option.
  • Comission fee
    The comission fee for Mr. Lodge services can be paid via bank transfer, cash, as well as via check or credit card.

Questions about liability

  • Mr. Lodge is only an agent and cannot be held liable for upholding the contract.
  • Liability/Deposit
    The tenant is liable for any damage caused by him- or herself to the apartment or house and its furniture and equippment. The deposit serves as a security measure for the landlord's claims. If you think it likely that you will have a difference of opinion with the landlord when you move out, please be sure an employee of Mr Lodge comes to the handover. We will take a neutral position.
  • Household contents insurance
    If the landlord does not have a home contents insurance for the apartment it is advisable to take one out. Please note that insurance company will have many contractual exclusions of liability, which means that they will not pay compensation in many cases (see below).
  • Liability insurance
    If you cause damage to a third party ie the owner of an apartment on a lower floor, a liability insurance is helpful.
  • Sources of danger in the apartment
    At the top of the list is anything dealing with water. If there is a washing machine in the apartment it is extremely important to ensure that the stop-cock for the washing machine is turned off when the machine is not in use. No insurace company will pay compensation otherwise! An insurance company will also not pay compensation if you leave the apartment while the washing machine is in use. This also applies to a dishwasher, although in practice it is very unusual for a dishwasher to cause flooding.
  • Open fires, candles etc.
    Unfortunately time and again we see damage most often caused by candles (burn marks, wax stains).
  • Water damage caused by open windows
    Be sure to shut all windows before leaving an apartment, so there will be no water damage caused by rain.
  • Mold
    Unfortunately again and again not enough as well as a wrong routine airing, heating or the incorrect use of a dryer leads to the growth of mold. Be sure to keep the air humidity in the apartment at a low level. Please also take note of our brochure for tenants that you received during the handover.

Questions about internet connection

By now most apartments and houses come with an internet connection that can be used immediately. You can find the respective information listed in the details of an object in the section "Internet".
Otherwise you will need a provider like www.alice.de, www.m-net.de, www.telekom.de, www.vodafone.de. The setup may take 2 to 3 weeks. The same applies for a telephone connection.
Should you need access the day you move in, there is the possibility of buying a wireless USB modem (providers e.g. www.o2online.de, www.vodafone.de, www.telekom.de). Bandwidth is usually limited, but sufficient for e-mails.

Questions about the final cleaning

  • The apartment or the house must be handed over in a perfectly clean condition and ready for the next tenant. This includes the cleaning of the following:
    • Windows
    • Kitchen
      Remark: After thawing the fridge, never switch it off and shut the door - it will take on a stench immediately and mold starts to grow. If the oven or stove is severely dirty, the cleaning agent K2 ("Rossmann" drugstore) is a definite aid and needs 1 to 2 days to react.
    • Bathroom
      Munich's water is by far the best of all major german cities, but due to its high content of calcium carbonate, it may lead to residues in the bathroom even within several days. Especially after a long amount of time they are difficult to remove. Therefore maintenance on a regular basis is essential to avoid damage. However agressive cleaning agents may ruin bathroom surfaces.
    • Carpets
      If the carpets is stained during your tenancy a mechanical cleaning is necessary. Do-it-yourself cleaners can cause more damage than good. So-called stain removers should not be used. We are happy to name professional carpet cleaners.
    • Parquet floor
      These floors are only to be cleaned with special parquet cleaning agent. It is important to discern real wood parquet flooring from prefinished parquet floor.
    • Cleaning of upholstered furniture (sofas & chairs)
      Avoid damage and get professional service.
    • Curtains
      Should a cleaning be necessary as a rule it can only be done at a dry-cleaner.
    • Bedding
      The guideline is: If you received the apartment with clean and ironed bedding, it has to be returned in the same state.
    • Closets
      All clostes and drawers need to be cleaned
    • Balcony/Terrace
  • We are happy to organise a professional cleaning service for you. Please give us plenty of time - at least one week - to arrange the appointment.
    Depending on the amount of work the fee for the service is approx. 2.50 to 10.00 Euro/sqm living space or rather approx. 20.00 to 26.00 Euro/hour plus VAT.
